ACC Guidelines and Request

The Architectural Control Committees (ACC) exists to maintain consistent and compatible harmony within the community to maintain house values. They are responsible for the review and approval of any proposed alteration, addition or improvement to the exterior of the dwelling located in the community.  It is impossible for all conceivable alterations to be listed in the covenants.  In those cases, it is up to the ACC to decide.

Here is a summarized list each household is responsible for its upkeep/compliance:
  •     Porch repair
    • The builder did not use pressure-treated wood on the white trim of our porches.  In some cases, you can simply repaint over it.  In others, it needs to be replaced.
  •     Fence repair
  •     Roof cleaning
    • Dark streaks on the roof are a type of algae that lives off the minerals in some types of roof shingles.
  •     Roof repair
  •     Fading shutters
    • The manufacturer, Vantage, covers their shutters from fading with a life-time warranty.
  •     Power wash siding
  •     Power wash porch/deck
  •     No satellite dishes/antennas not attached to the house
  •     No exterior clotheslines or hanging device
  •     All trash or garbage kept in sanitary containers
  •     Unkempt yards/lawns
  •     Unkempt or untrimmed bushes/shrubbery
  •     At intersection, no fence, wall, hedge, or shrub over 3 ft high
  •     Sheds 8x10 foot barn style with siding and color matching the house
  •     No above-ground pools
Please provide a copy of your PLAT (received during closing) showing where and how your house sits on the property. In lieu of a copy of your PLAT then submit your own drawing of your property and where your house sits on the lot. On this drawing show any existing improvements such as driveways, sheds, etc. and trees.  Also annotate on the drawing where the deck will be installed on your property and it's dimensions.  Lastly, include an image(s) that shows what the deck will look like and what materials it is composed of.

Fences:
Please provide a copy of your PLAT (received during closing) showing where and how your house sits on the property. In lieu of a copy of your PLAT then submit your own drawing of your property and where your house sits on the lot. On this drawing show any existing improvements such as driveways, decks, and sheds, etc.  Also annotate on the drawing where the fence will be installed on your property.   Lastly, include a image that shows what the fence will look like and what materials it is composed of.

Please note the following fences may be erected: 
  • White Poly Vinyl Chloride (PVC) Dog-ear Picket top style only, of 48” inches (4’ feet) in height. No varied height or scalloping shall be permitted. 
  • White Poly Vinyl Chloride (PVC) Privacy fences Flat top style only, of 72” inches (6’ feet) in height. No lattice, framed or ornate top permitted.
Driveways:
Please provide a copy of your PLAT (received during closing) showing where and how your house sits on the property. In lieu of a copy of your PLAT then submit your own drawing of your property and where your house sits on the lot. On this drawing show any existing improvements such as driveways, decks, and sheds, etc. and any trees.  Also include the dimensions of the current driveway, dimensions of the proposed final product, and a summary of the materials used for the new extension.

The HOA does not have any jurisdiction over existing trees. Keep in mind that these trees remain as a conservation measure in this development. For permission you would want to contact the county because they would be the controlling entity. If the tree is damaged or diseased then your arborist would have permission to remove the tree.

Shutters:
Please provide a picture and description of the colors of your door, siding, and shutters and what you'd like to have done.  Please note the colors of the door and shutters should match and accent the color of the siding.  In addition, they should be the same color as other houses with the same siding color to maintain continuity in the community.  For more information, go to Shutter Replacement

Sheds:
Please provide a copy of your PLAT (received during closing) showing where and how your house sits on the property. In lieu of a copy of your PLAT then submit your own drawing of your property and where your house sits on the lot. On this drawing show any existing improvements such as driveways, decks, etc. and any trees.  Also annotate on the drawing where the shed will be installed on your property and how far it will be from your property line.   Lastly, include an image that shows what the shed will look like, an image/description of the color of the shed and trim, and an image/description of the color of your house and trim.  The proposed shed should pass the following guidelines:
  • Must be a barn style type shed
  • No larger than 8 x 10
  • Color of shed/trim must closely match house color/trim
  • Must be on a foundation
    • Include an explanation of the foundation used
  • Should be located in one of the rear corners of the property
    • If located on a corner lot, the structure should be situated in the half of the lot furthest from the side street
    • Include an explanation if the shed is not located in the preferred location
  • Must adhere to county regulations
    • Sheds measuring 8 X 8 (64 sq. ft.) or less do not require a building permit
Solar Panels:
Please provide a copy of your PLAT (received during closing) showing where and how your house sits on the property.  In lieu of a copy of your PLAT then submit your own drawing of your property and where your house sits on the lot.  On this drawing annotate where solar panels will be installed.  All solar panels must be installed on the roof.  They can be installed on the front and/or back of the house.  Lastly, include an image that shows what the solar panels will look like.
